How Much Can a Carolina Beach Vacation Rental Earn?

Aerial view of oceanfront homes and Carolina Beach Lake

It's the first question every owner asks, and the honest answer is that it depends on the home. Two houses on the same street can earn very different amounts in a year, because of where they sit, how many they sleep, how they're priced and how they're run.

We won't throw out a market average that may not apply to your property. Instead, this guide explains what actually drives vacation rental income in Carolina Beach, what comes out of the gross, and how to get a projection built for your own home.

How a Carolina Beach rental earns

Annual revenue comes down to two things: how many nights the home is booked (occupancy) and what each night earns (the average nightly rate). Both swing with the seasons here, which is why the same home can earn most of its year in a few summer months, and why the shoulder seasons and winter matter more than many owners expect.

Seasons set the shape of the year

Summer (June to August) earns the highest nightly rates and fills fastest, often months ahead. The water is in the high 70s and low 80s, the boardwalk is busy every night and Thursday fireworks run from Memorial Day to Labor Day.

Fall (September and October) stays strong. The water is still warm, crowds thin out after Labor Day and plenty of travelers prefer it. October also brings events like the Pleasure Island Seafood, Blues & Jazz Festival.

The holidays are a second season. Island of Lights, Boardwalk on Ice and Thanksgiving weekend's events keep well-run homes busy from late November to New Year's.

Winter (January and February) is the slowest stretch, but not empty. Longer stays, Wilmington visitors and travelers bringing dogs (welcome on the beach all day from October to March) keep good homes in use.

Spring (March to May) builds steadily, with spring breaks and Memorial Day weekend leading into summer.

What makes one home earn more than another

Location

Oceanfront and ocean-view homes command the highest rates. Close behind is walkability: being able to walk to the beach, the boardwalk, Lake Park or dinner is one of the things guests ask about most. A short walk to a beach access matters more than an extra bedroom for many families.

Size and sleeping arrangements

Homes that sleep larger groups earn more per night, and because there are fewer of them, they often book further ahead. How the beds are arranged matters too: separate bedrooms for two families, bunk rooms for kids and a private primary suite all widen who the home works for.

Pets

Many travelers won't come without the dog, and Carolina Beach is one of the more dog-friendly beach towns on the coast. A pet-friendly home reaches more guests, and pet fees add income. Our standard terms are a one-time, non-refundable pet fee per stay, with guests disclosing every pet when they book.

Amenities

A pool, a hot tub, parking for several cars, an outdoor shower, a covered porch or deck and good beach gear all show up in the nightly rate and in reviews. Reliable fast Wi-Fi is no longer optional; it's how many guests choose between two similar homes.

Photos, listing and reviews

Professional photos and a clear, accurate listing move a home up in search on every booking site. Reviews compound: a strong history earns more bookings, which earns more reviews. Fast responses to guests, a spotless clean and a local contact when something goes wrong are what keep those reviews coming.

Pricing

Pricing is the lever owners most often underuse. Rates should move with demand: higher for holiday weeks, festival weekends and peak summer, and lower to fill a gap a few days out. Minimum stays should change with the season too, longer in summer and shorter in winter, so a home doesn't sit empty between bookings.

Where it's listed

Listing on several booking sites, plus direct bookings, reaches more travelers than any single platform. Direct bookings also avoid platform guest fees, which can make your rate more competitive.

What comes out of the gross

  • Taxes collected from guests: a 6% room occupancy tax plus North Carolina sales tax. They're charged on top of the rent, so they pass through rather than reduce your income, but they have to be filed correctly every month. See our short-term rental rules guide.
  • Booking site fees, which vary by platform and by how the listing is set up.
  • Cleaning and laundry after every stay, usually covered by a cleaning fee to the guest.
  • Utilities, internet and streaming, which guests expect to be included.
  • Insurance written for short-term rentals, including wind and flood coverage on the coast.
  • Maintenance and supplies. Salt air is hard on HVAC systems, decks, railings and anything metal; budget for it.
  • Furnishing and refreshes. Beach houses work hard. Linens, furniture and beach gear need regular replacing.
  • HOA dues, if any, and management, if you hire it.

Self-managing vs. hiring a manager

Some owners manage their own rentals and do well. It takes time: answering guests at all hours, scheduling cleanings between same-day checkouts and check-ins, handling repairs, adjusting prices and filing taxes every month. If you live nearby and enjoy it, it can work. If you live out of town, or you'd rather not get the 11 PM lockout call, a local manager earns their fee by keeping the calendar full and the reviews strong.
