Overview:
We are seeking a dynamic and results-driven Sales and Marketing Specialist to join our property management team. The ideal candidate will excel in creating and executing strategies to attract clients, build client relationships, and enhance our company’s visibility within the market. This role requires a blend of strategic planning, customer relationship management, and creative marketing expertise.

Key Responsibilities:
Prospect and Develop Relationships: Identify and build relationships with prospective clients, property owners, and real estate agents.
Lead Conversion: Respond to inquiries and convert leads into new business opportunities.
Client Presentations: Conduct property tours and present management solutions tailored to client needs.
Contract Negotiations: Assist in negotiating and closing agreements with property owners and tenants.
Performance Tracking: Monitor sales performance, meet or exceed quotas, and prepare regular sales reports.
Outbound Sales: Contact recent under contract listings inside and outside of our business to offer a PM Proposal. Track contact attempts, follow ups, and results.
Marketing:
Strategy Development: Develop and implement marketing plans to attract new clients.
Direct Mail Marketing: Manage direct mail campaigns, including targeting quality STR buildings and communities with letters, every door direct mail to beach communities, and postcards.
Content Creation: Create engaging marketing materials, property listings, and promotional content to maximize visibility.
Market Research: Analyze market trends and competitor activities to identify growth opportunities.
Marketing Collateral: Create a presentation for owners of both potential short and long term rental properties.
Brand Development: Maintain and strengthen the company’s brand presence across all marketing channels.
Collaboration and Reporting:
Work closely with property management and leasing teams to ensure marketing and sales efforts align with property goals.
Provide feedback and insights to improve client retention, lead generation, and customer satisfaction.
Qualifications:
Proven experience in sales and/or marketing, ideally within the real estate or property management industry.
Strong understanding of digital marketing tools, including social media platforms, CRM systems, and email marketing software.
Excellent verbal and written communication skills.
Strong negotiation and interpersonal skills.
Ability to analyze data, create reports, and implement actionable insights.
Self-motivated, goal-oriented, and able to thrive in a fast-paced environment.

Examples of Daily Tasks:
Set up MLS search and reach out to the selling agent for all under contract homes inside Navigate Realty to see if the buyer needs a rental management proposal. This will build awareness inside Navigate Realty about our Management Service Offerings.
Contact the selling agent for all under contract listings in Carolina Beach, Kure Beach, & Downtown Wilmington, and other ares which we service to see if the buyer needs a management proposal and offer the selling agent a referral. Set up specific MLS searches for all buildings and communities we currently manage properties in and contact the listing agent for all new listings to share a management proposal.
Look on MLS for properties that have been on market for an extended period of time to see if the seller would be interested in a management proposal. Make sure the listing agent knows we will protect their relationship with their client.
Send at least 100 letters per week to targeted buildings & neighborhoods that we want more STR doors in. Track responses.
Provide daily sales task updates to General Manager
